The average mid-range kitchen remodel runs $28,000–$45,000. Understanding where money goes — and where you can save without compromising quality — is the key to a successful project.

The Four Tiers of Kitchen Remodel

Tier 1: Cosmetic Refresh ($8,000–$18,000)

Cabinet refacing or repainting, new countertops, updated fixtures, and appliance replacements without moving anything. This tier is the best ROI — a $12,000 cosmetic refresh can make a 20-year-old kitchen look contemporary without touching plumbing or electrical. Cabinet painting alone ($2,500–$5,000) delivers dramatic visual change for minimal cost.

Tier 2: Mid-Range Remodel ($25,000–$55,000)

New semi-custom cabinets, stone or quartz countertops, tile backsplash, updated lighting, and appliance replacement — keeping the existing footprint and not moving plumbing. This is where most homeowners land and where the labour-to-materials ratio is most balanced. Cabinet quality drives the majority of variance within this tier: stock cabinets ($80–$200/linear ft) versus semi-custom ($200–$450/linear ft) account for a $10,000–$20,000 swing in a typical kitchen.

Tier 3: Full Renovation ($55,000–$100,000)

Layout changes, moving plumbing or gas lines, structural work such as opening walls, custom cabinetry, high-end appliances, and premium finishes. Layout changes are the single biggest cost multiplier: moving a sink adds $1,500–$4,000 in plumbing work; relocating a range requires new gas or 240V electrical lines ($1,000–$3,500); removing a load-bearing wall adds $5,000–$15,000 for structural engineering and temporary support.

Tier 4: Luxury ($100,000+)

Custom cabinetry ($600–$1,200/linear ft), imported stone slabs, professional-grade appliances (Sub-Zero, Wolf, Miele), and high-end finishes. In HCOL metros such as New York, San Francisco, and Los Angeles, high-end kitchen renovations regularly exceed $150,000.

Countertop Costs in 2026

Quartz countertops remain the most popular choice, running $75–$145/sq ft installed. Natural quartzite and marble have grown in popularity, running $95–$200/sq ft. Butcher block ($45–$80/sq ft) continues to gain ground in transitional and farmhouse style kitchens. Laminate countertops ($25–$45/sq ft) have improved dramatically in quality and represent the best budget option.

Appliance Costs and Lead Times

Appliance lead times — disrupted dramatically during 2021–2023 — have largely normalised in 2026, but premium brands (Wolf, Sub-Zero, Thermador) still run 6–12 weeks for custom configurations. Budget for appliances separately: a mid-range appliance package (refrigerator, range, dishwasher, microwave) runs $4,500–$9,000; a premium package runs $15,000–$40,000+.

The 2025 tariff regime has increased appliance prices 8–15% for imported units. Domestically manufactured brands (GE Appliances, Whirlpool, some Samsung lines) have been less affected than European imports (Bosch, Miele, Gaggenau).

How to Avoid Budget Overruns

Kitchen remodels are notorious for budget overruns. The two most common causes: scope changes during construction, and hidden discoveries (water damage, outdated wiring, structural issues) during demolition. Protect yourself by getting a fixed-price contract that specifies materials by brand and model number, setting aside a 15–20% contingency, and making all design decisions before demolition starts. Every decision made after demolition costs more — usually 2–3x more — than the same decision made during planning.
